Hyatt keeps adding to the "Suite Award Ineligible Properties" list, but which hotels are still eligible? You will find a list here by brands and geographies.

Overview

In the World of Hyatt loyalty program, you can use points or awards to book suites. Among hotel loyalty perks, World of Hyatt’s Suite Upgrade Award (SUA) is widely considered the holy grail: a single award confirms a standard suite at the time of booking for stays up to seven consecutive nights on qualifying cash or points rates. An SUA can be earned starting at 40 nights per year. Premium suites are excluded. Do not expect the presidential suite.

The Golden Rule for Readers: To check if an eligible hotel has room for your SUA, search for your dates on Hyatt.com and look for room descriptions that explicitly state: "This is a standard suite." If that room type is available for cash or points for your entire stay, your SUA can be locked in immediately through Hyatt customer service or your My Hyatt Concierge.

Suite Free Night Awards ("SFNAs") allow you to book suites using Hyatt points without meeting annual elite night thresholds.

Instead of publishing a restrictive list of properties where SUAs are allowed, Hyatt assumes all participating portfolio hotels accept SUAs unless they fall under a specific brand or individual property exclusion in the program's Terms & Conditions. Hyatt maintains a list of Suite Award Ineligible Properties where you cannot use a SUA or SFNA.

The 3 Layers of SUA Exclusions

Exclusions generally fall into three distinct categories:

  1. Brand-Wide Restrictions: Select-service brands, residential properties, and certain collections do not participate in advance SUAs. e.g. Hyatt Place, Hyatt Vacation Club, Destination by Hyatt Residences, and boutique partner brands like Mr & Mrs Smith.
  2. Individual Property Blacklists: Even within eligible luxury brands like Park Hyatt, Andaz, or Alila, specific flagship properties are explicitly exempted by Hyatt. These individual exclusions usually stem from high organic demand and low standard suite counts (e.g., Park Hyatt Sydney, Andaz Tokyo Toranomon Hills, or Alila Napa Valley).
  3. Inventory & Layout Exclusions: Properties that consist entirely of standalone villas, open-plan studios, or historic layouts often do not maintain a designated Hyatt "Standard Suite" category in their award inventory (e.g., Alila Villas Uluwatu or Chicago Athletic Association), rendering SUAs inapplicable.

Hyatt's approach problem

Reading Hyatt emails or other blogs posting about updates to the World of Hyatt Terms and Conditions is painful. It's informative to know the T&Cs changed, but it's of minimal help to your travel planning unless you're intimately familiar with the Hyatt brands, T&Cs, and have a map of the Hyatt hotels in your head.

Tell me what I can do instead of telling me what I cannot do

How many times have you wanted to redeem a night using points in the Hyatt app, only to find out the hotel does not accept SUAs or SFNAs when you click into the hotel? It's a complete waste of time. Updating Suite Award Ineligible Properties in the T&Cs is a failure by Hyatt to create a great user experience.

Loyalty program benefits consistency - or lack of - is a topic for another post. There are definitely ways of achieving consistency, but profit maximization has taken a higher priority for most hotel brands and operators.

Eligibility by Brand

For normal people, understanding which Hyatt brands are eligible for Suite Upgrade Awards should be the starting point that will get you more than halfway in your travel planning. I don't know why Hyatt cannot summarize this on their website and add an asterisk for exceptions.

Hotels by region

If you understand the eligibility by brand, the next step in the customer journey may be a search for the brand by region/country. What I've compiled below is a list of eligible and ineligible hotels Cat 4 to 8 hotels by region. While you may be able to redeem a Suite Upgrade at a lower category hotel, your best value is probably when you redeem at a more expensive and upscale hotel.

APAC

APAC holds several of Hyatt's most iconic global property exclusions—most notably Park Hyatt Sydney, Andaz Tokyo Toranomon Hills, and Park Hyatt Maldives Hadahaa. These locations explicitly opt out of advance SUA redemptions due to high organic suite demand and limited standard suite inventory.

The Park Hyatt Suzhou is a fantastic Cat 3 hotel, but it is (cash) affordable enough I suggest you save your suite upgrades for other higher category hotels. The suites there are insanely big. I will post my review separately.

Some of you astute readers will note that Aruba has a Hyatt Regency at Cat 8. While Aruba is geographically part of South America, apparently that are other viewpoints on the internet about Aruba being part of the Caribbean, which is typically grouped with North America. I don't have an opinion on North or South, but for practical purposes I think it's easier to think of Hyatt as having a more limited footprint in South America, with the best Hyatt hotels in Argentina and topping out at Cat 6.

Conclusion

Hotel suite redemptions - not just Hyatt - exclusions are increasingly complicated. It would be a better user experience if Hyatt made it clearer which hotels support redemptions instead of relying on customers spending hours to read the T&Cs. I hope you found this page useful.
